Build-your-own extra large home in quiet location

UPMARKET, but understated, the Model Farm Road is always a good sell, thanks to third-level institutions and a trickle of good houses.

This week sees the launch of a build-your-own property on quiet, Convent Lane, through Brian Olden of Cohalan Downing and Associates.

This mature boreen is close to the local national school and, as the name suggests, the local convent.

There’s an existing bungalow on the site, but the agent is selling a much more aspirational property — a whopper of a neo-Victorian for which there is full planning.

A small enough site (but then consider the location), and a house of 3,668 square feet could be yours for €850,000. Which means we’re into medic territory when it comes to buyers as the influx of new postings at nearby CUH (it’s a two-minute walk) creates a demographic on the doorstep, so to speak.

There should also be a smattering of other, high-end buyers for this property because it offers the ‘Lindville’ experience in a western setting.

The house proposed is a three-storey property with all the traditional finishes of the style, including sash windows and a stand-alone conservatory that’s more Glasnevin than Glasheen. The ground floor alone has over 1,000 square feet and a mouth-watering run of rooms that includes a larder/pantry, separate access utility, two formal living rooms and three interconnecting informal rooms.

Overhead, there’s the master bedroom with full suite, two further ensuite bedrooms and a glazed study area. The second floor has two more ensuite bedrooms and the ground floor has a guest bathroom.

Longer, rather than wider, this house plan will certainly tick a lot of boxes for buyers and, as there hasn’t been a sale in this part of the Model Farm Road for awhile, there could be a bit of a bun fight.
