Down by the riverside

IT’S been interesting to watch the progress of this expansion/development at the corner of Victoria Cross over the past while.

Down by the riverside

A run-down, detached house has been transformed into a three unit scheme with a rather eye-catching terracotta roof line.

And where there was one, there is now three, riverside houses, of which two are on the market with Timothy O’Sullivan and Co.

The original of the species, no 1 Suncroft, has been gutted, rebuilt and is now back on the market at a guide of €490,000, but will incur stamp duty, says Sasha O’Shea.

However, as the largest of the three units, it is semi-detached and offers spacious, bright accommodation with a riverside back garden.

The internal plan follows the old house, but there will be PC sums available for kitchens, fireplaces and the like. Ideal for downsizers, couples, or investors, especially considering the location. The property has shared parking to the front and separate gardens to the rear.

Accommodation comprises a lounge, dining room and kitchen at ground level and three bedrooms, one of which is ensuite, on the first floor, along with a main bathroom.

Spick and span, no 1 has a new house finish and comes with gas heating.

No 2 on the other hand, is a little smaller, but comes stamp duty-free for owner-occupiers. In the middle of the row, it too comes with a riverside garden and again, includes PC sums for fittings.

The ground floor includes a larger, sitting room area running back to front, with patio doors to the garden and a kitchen of 16’ by 10’, also with a door outside.

There’s a spacious ensuite bedroom on the first floor and two other, with a main bathroom.

Right in the heart of what’s now become a student village, and directly across from the Victoria Mills development, the location is ideal for commuters or students.

And this busy junction is the only snag that a buyer will encounter, getting out of Suncroft will be easy, getting back in might require turning on the Carrigrohane Road and driving back on the left-hand side. Car-less students will appreciate the new Centra across the road.
