Bus and rail links will sell keenly-priced new scheme
Developer PJ McCarthy, of Villeton Construction Ltd is to build 172 houses, plus crèche and other amenities, in a scheme called Oakfield.
It’s beside his almost-completed 90-house development, Orchard Heights, by another company he is jointly associated with called McDonovan.
Charleville has hourly bus services to Cork city and Limerick, as well as the rail connection which is to be enhanced for commuter use, plus a new Dunnes Stores to open shortly.
Local estate agent William Lyons of the Real Estate Alliance group predicts that the realistic pricing will draw a cohort of buyers into the autumn season.
Acting jointly for the Limerick-based developers with Mr Lyons is Gillian Ryan of Irish and European in Cork city and they say the strong selling points are the price structure, the range of 10 house types on offer, the track record of finish of the houses and the developers’ reputation in Limerick city and county.
The agents are using a showe house in the adjoining Orchard Heights sister scheme. It’s open today and tomorrow from 2pm to 4.00pm. Design of both developments are by Limerick-based architects Arthur Leahy.
Oakfield is three minutes from the town centre at Rathgoggin Middle, a mile and a half from the rail station.
Features of the 20-acre scheme include fully landscaped open spaces and circular district ‘kick-about area’, winding road network, games area, visitor parking and a purpose-built crèche.
Prices range from €250,000 for a three-bed semi, four-bed semis are from €275,000, four bed semis are from €275,000, four bed detacheds are from €360,000. Two-bed apartments will be available later.
“Charleville is now a strategic location, and has attracted an upsurge in development in recent years. There’s the new Charleville Town Centre, anchored by Dunnes Stores, with the Charleville Park Hotel advancing in construction. The town has a host of shopping facilities, as well as theatre, restaurants and bars, plus a 27-hole golf course,” notes William Lyons.
It is also served by three second level schools, two primary level schools, a park and playground.
