A whole lot more inside

Tommy Barker says Tanglewood is a lot bigger than it looks.

A whole lot more inside

TANGLEWOOD has more to it than meets the eye, a whole lot more.

On offer with estate agent Tim Sullivan, its €550,000 guide indicates there must be some stature to the place, and indeed there is.

The woman selling up, who’s done a lot of the make over, has immediate and extended family in the property selling, developing and building business, so there was good advice to call on, as well as inbred home-making instincts.

Misleading from the outside, where its appearance on the Cross Douglas Roads has a cottage-like demeanour, it opens up quite a bit, Tardis-like even, internally.

In three sections each with pitched roofs, it is a bit of a Toblerone bar house along its gables, but you’d hardly know this as you pass on the road. The guide price of €550,000 does, however, indicate to those who inquire that there’s quite a bit more house on offer here than first meets the eye.

In fact, the fully renovated and extended home has cubic footage as well as square footage, with some high vaulted ceilings and mezzanine areas, open and bright living quarters to the rear, and three bedrooms, all done with a bit of style and decorative panache, featuring natural materials like timber and brick.

The accompanying pictures give the best overview of its charms, and space, and rooms include an L-shaped kitchen/living/breakfast room a full 25’ by 23’, the kitchen and island is overlooked by the mezzanine/study. Off this open space via French doors is a large 24’ by 17’ lounge with fireplace, and one of the three bedrooms is done out in a semi living room/den style, inspired by its old style fireplace. Another bedroom has access to the main bathroom, and a third bedroom has an en suite bathroom.

There is off-street parking to the side, where there’s also access to the secure rear garden which just needs a bit more planting and maturity to fully screen off the dividing concrete fence panels. The back garden, east facing, has lots of decking and is deliberately low maintenance. Tanglewoods’s sale includes garden shed, carpets, blinds and curtains, and the house has gas central heating.

It could be a great house for a single person, couple, trader-down, or small family. Check it out.
