€1m-plus will buy you spacious Mount Oval property

FAMOUSLY described as ‘utterly butterly’, the yellow-hued, Mount Oval Village, on the south side of Cork city, is almost complete, nearly 10 years after the scheme started.

This type of integrated development was a new concept when O’Flynn Construction went for planning in 1998. But it fitted neatly into the sustainable community ideal beloved of planners, which saw the high density, 850-house development go through without a scrape.

Located in Upper Rochestown, it centres round a shopping precinct which includes a large creche, a number of shops, a convenience store and pub/restaurant.

There are a range of house types, but the last releases earlier this year saw 14 of the biggest house types brought to the market. Ranging up to 2,800 square feet, only a few now remain at €1.2 to €1.225 million apiece with completion by December 2007.

Which means an existing property at 43 Dewberry is attractively pitched at a guide in excess of €1 million. It’s a detached, six-bedroomed home that’s perfect for families — and it has one already.

However, work commitments mean no 43’s owners are moving abroad so their comfortable home is open to others.

Running to 2,600 square feet, it has accommodation over three levels and is a dream buy for a family of teenagers — there are six bedrooms here, enough for a bedroom apiece for the average family.

No 43 is in superb condition, and while it’s not flashy or showy it’s well fitted, has a great aspect and overlooks a safe green in a cul-de-sac location. It’s also just a walk to the shops, and there’s plenty of parking, (with enough room for a basketball hoop in the communal areas).

The house has a formal sitting room to the front with extra high ceilings and bay window. This is accessed through mahogany double doors, and across the way is the living room, which is one part of an L-shaped kitchen that includes a breakfast island and dining area.

Next door is a formal dining room, and at the end of the staircase corridor is a guest bathroom and separate storage room.

The bedrooms are spread out over the next two floors with the master suite, second ensuite bedroom and two more double bedrooms on the first floor.

The dormer space has two, cool rooms with a bathroom in between which are ideal for the Bebo generation.

Of course the house comes with lots of phone and TV points and has some really fine finishes in the bathrooms and bedrooms.

Outside, it has a walled-in back garden with patio and a large, cobble-lock driveway to the front with some nice planting.
