Upgraded bungalow just a few jumps away from equestrian centre

THERE are horses for courses, and there are also houses for courses.

Kansanga, in Ballindenisk, fits thelatter bill.

This considerably extended and upgraded bungalow is almost next door to the renowned Ballindenisk Fell Eqestrian Centre, which last weekend hosted an Irish Horse Board World Cup Qualifier.

British royal Zara Philips was among the contenders, as was Irish Olympian Patrica Ryan, and the views of the course were hard to match from the back rooms of this Glanmire Co Cork family home.

Locally-based Glanmire estate agent Michael Burns is selling Kansanga, and while it sounds like it might be a horse’s name, it is the name given to the 2,000 sq ft four/five bed house on a half acre.

“I’ve had people before prepared to move out of the city to be close to a stables for their horses, but often the houses just aren’t big enough for a family trading up. That’s not the problem here,” he says of the c €650,000 property sale.

Location is four miles from Glanmire, and a half hour from the airport whence arrive the cream of European riding stock.

“When you hear Ballindenisk mentioned it is usually in relation to the two point-to-point horse racing fixtures that are held there annually and now there’s been the World Cup qualifiers. The point-to-point course is visible from the back garden of this property, new to the market, and it enhances its rural feel and attractions,” notes Mr Burns. “This is real horsey country even though it is less than four miles from Glanmire where all necessary amenities are available.”

The grounds include a garage with planning in place for conversion to residential usage, a play house and play area with sand pit for ‘schooling’ the kids, and internally, beyond the front door and stone facade of this house, are the hall, a spacious living room in two sections with dividing arch and bay window, a kitchen/dining room with lots of storage, built-ins and integrated appliances, there’s a TV room, plus two ground level bedroom and main bathroom with Jacuzzi bath, shower, bidet and more.

Overhead is a large landing, big (21’ by 13’) master bedroom en suite, plus another bedroom 15’ by 30,’ which can be split into two if a fifth bedrooms is required, or made over into a play room.
