Owners appreciate rocketing Lindville values

PLANS by the land-owner for a further five houses in the upmarket Lindville development, on Blackrock Road in Ballintemple, Cork, to be built on a designated green area, have recently been shot down by Cork City Council.

This means the upmarket development is pretty much complete.

Lindville became a bit of a standard bearer for luxury house building in the southern city, with the first buyers making massive capital appreciation in a handful of years — although the builder quite spectacularly went to the wall.

The dearest detached houses sold off plans less than a decade ago for sums around £280,000/€400,000, and are now likely to be worth around €2 million. Large semis sold for up to £200,000/€250,000, and one of these is now for sale, seeking offers over €900,000.

No 41 is a five-bed Victorian styled semi, and the Lindville reproduction design by architects Roderick Hogan Associates has, ironically, spawned a rash of further imitations across Cork city and county. It comes with 1,918 sq ft of space, over three floors, all finished to a high standard.

Selling agent is Valerie Parkes of Savills Hamilton Osborne King, who says the location is top-drawer.

It has a hall with wood floor, guest WC, formal 24’ by 13’ drawing room to the front with bay window and antique-style fireplace, and to the back a largely open-plan kitchen/dining/family room.

This has a Shaker-style kitchen with tiled floor, plus utility, there’s a dining area off the kitchen, also with tiled floor and which overlooks a family room, which in turn leads to the rear garden and patio.

Overhead are five bedrooms, over two floors, two of the bedrooms have en suite bathrooms and the master bedroom which overlooks the back garden also has a dressing room.
