AND, they’re off, with yet another house joining the sale race at the Paddocks in Cork.

It is getting to be a crowded field in this pedigree Douglas location, as the big, detached house, number 10, joins the sales fray, where, after years of scant offerings, there’s a choice from the €925,000 price mark to over €1.5 million.

Auctioneers’ signs, the equivalent of jockeys’ silks, are proudly up as the residential development is coming of age and its long-time resident families are seek to trade up even further.

A couple of the re-sales have come about as owners prepare to trade up, selling at over/under the €1 million to €1.5 million mark and buying or building even more expensive homes.

Now up is the four-bedroom detached house, no 6, The Paddocks, carrying a €1 million price guide with Jarlath Boyd, of Savills Hamilton Osborne King.

It has about 2,000 sq ft of space, in contrast with number 10, which is a pristine, attic-extended, five-bedroom on the market a few weeks for €1.1 million with Cohalan Downing: other smaller Paddocks houses at Tirol Avenue are on offer with ERA Downey McCarthy Murphy: numbers four and seven, at the €925/950,000 mark, and with Lisney at €940,000.

That choice is going to be stretched further, with one of the very biggest Paddocks homes, some 3,500 sq ft on a quarter acre site, due to hit the market with Dennis Guerin, of Frank V Murphy and Co, later this month, likely to be guided at €1.5 million.

Savills HOK’s offering at no 6 is within reach of a good cadre of buyers.

This house, located off Maryborough Hill in Douglas, has the trademark Paddocks split-level hall, a 19’ by 11’ formal sitting room, smaller dining room, also with bay window, kitchen with oak units and overhead Velux, utility and guest WC, plus a family room, all on the ground level, and has extension scope to the back or side.

Overhead are four bedrooms, one with en suite and main family bathroom, and the house is in good overall condition, on a widening, wedge-shaped site with a cobble-lock drive to the front.
