The up-market, trading-up location has occupied a certain exclusive niche since it was built in the early 1990s. Re-sales have always been scarce, and demand strong, but now a handful are up for sale.

The biggest and best here go for over and under the €1.5 million mark, and later this month will see one of the largest, towards the end of the top cul de sac section, hitting these pages.

Joining the more mid-market fray at this Maryborough Hill setting (laugh a little hysterically as you say it, for the asking price for ‘mid-market’ here is €925,000) is no 4 Tirol Avenue, a 2,000 sq ft four-bed detached family home built by Holbar, and the Horgan family, owners of the winning racehorse Tirol.

No 4 is for sale with Sean McCarthy ofr ERA Downey McCarthy Murphy, and he also has No 7 on the market, with a current offer of €950,000 on this extended two-storey house.

By way of contrast, the 2,000 sq ft at No 4 is over three levels, with two bedrooms secreted here at attic level, with two first floor bedrooms (one en suite) and main bathroom.

It has planning permission in place to build a 300 sq ft extension at first floor level, over an existing reception room/study, and previous owners had already added a sun room to the back, so the ground floor is part split level. Finally, ERA Downey McCarthy Murphy has a reduced asking price on a big five-bed detached house further out in Douglas, at 18 Dewberry, in Mount Oval Village. The 2,400 sq ft house has been marked down from €890,000 to €850,000 for a speedy sale.
