Buyers discover a hidden gem

GLENCREE, a three-bed semi in the cul de sac of Woodgrove on the south side of Cork city has already gone over its €465,000 asking price to bids of €500,000.

Not too many people will be familiar with Woodgrove, as there’s just 14 houses hidden in this dog-leg shaped enclave off the south Douglas Road end of the Cross Douglas Road, near Loreto Park.

The well-kept home at 2, Woodgrove, has a side garden plot thanks to its triangular corner site, and the back of the house has a good southerly aspect.

Estate agent Dennis Guerin of Frank V Murphy & Co is handling the sale, and within the past week it has gone well over its initial asking price.

He says the house is in good overall condition, with two reception rooms, each 12’ square or thereabouts, each with fireplaces, one gas, the other electric, and there’s also gas central heating.

The kitchen is on the small side at 13’ by 9’, and there’s a guest WC at ground level, with understairs storage.

Overhead are three bedrooms, two double size, one a single, plus main family bathroom.

There’s loads of scope for extension to the side and back, with a patio behind, and an attached garage to the side which may be sacrificed for the extension. Just as well, then, that there’s a garden shed in situ, to pick up the storage role.
