Benvoirlich bungalow has plenty of advantages

THERE are a number of advantages in living in a bungalow — no stairs, for one, but perhaps the most important one is that you’re usually not overlooked. And why? Because all the other houses around are mostly bungalows.

No 22 Benvoirlich Estate is such a property with a quiet location just beyond Curraheen Church.

Interest is gathering rapidly for this new sale, with no offers yet on the guide price of €450,000, but engineers’ reports are expected, says TJ Cronin of Irish and European.

He’s looking for offers in the region of €450,000 and says it has the capacity to be driven higher.

Right now it’s a blank canvas, he says, with most of the furniture and fittings removed.

A similar property, (in layout it was exactly the same) was sold last April in nearby Uam Var for over €570,000 and was a textbook example of not only a property makeover, but how to add value to your investment.

This Benvoirlich property has the potential for attic conversion, (Uam Var got a double bed and ensuite in without structural changes) and there’s a staircase already in place. The Uam Var house had rooms opened up, a chimney removed and a slick kitchen added to the rear.

Changing the doors to modern, flush numbers in cherry, painting walls white and putting in matching architrave and skirting lifted the whole look.

According to TJ Cronin, the house already has a 300 square foot extension at the back with a kitchen and bathroom overhead. Then, there’s the detached garage which could be used as a utility in part and that still leaves a sitting room, lounge and three bedrooms.

There’s off-street parking to the front and the house faces onto a green. The back garden is very private, says Cronin.
