Exclusive site a mere €500,000

IT’S only a few sites, or is it? According to Keith Murphy of Sherry FitzGerald O’Donovan Daly this little enclave, called Abbey View, will be the most exclusive address in Carrigaline, Co Cork.

And at a €500,000 starting point for 0.45 of an acre it’s certainly shaping up to be.

Putting a 3,000 square foot stone, cedar and balconied house on top will probably eat into the same amount again, so the Ballea address is Millionaires Row almost before it starts.

Keith Murphy is breathless in his enthusiasm for this seven-house scheme, just off the Ballea Road and on the left before Ballea Castle and its famous leaping horse.

“This is the only development of its kind in Carrigaline. We are offering fully serviced, ready-to-go sites set behind a natural stone wall and with two metre high pillars. The land is bounded by a wildlife sanctuary and part of it is bounded by a stream. It’s a very exclusive scheme and the kind of figures we’re looking for are very achievable for what’s on offer,” he says.

Each half acre site comes with a finished boundary and full planning permission for a very modern house type with stone and cedar cladding.

There is the option for site owners to re-submit plans here, and as the square footage is set the potential for that dream home is almost guaranteed.

In a quiet wooded setting, but minutes from Carrigaline, this new estate is also a short drive to the sea at Crosshaven.
