Mallow continues to be promoted by Cork County Council as the growth centre for the northern division, with thousands more houses to come on stream, but only a few of this bulky number will weigh in at this sort of square footage size-scale.

Not many house builders build-one-offs on the small side anymore, and as sites get rarer and dearer thanks to planning controls, the proportion of site cost to building cost goes up. So, you might as well be hung for a sheep as a lamb, and go large.

Burnfort is just off the main Cork-Mallow road, five miles from the town and 15 miles from the city, with a commuter rail line linking the two.

Local north Cork builder John Pratt of Dolmen Developments is behind this niche Arduinne scheme in Burnfort, building the four bounteous properties along the roadside, each on 0.6 acre sites and with a gated entrance to the four.

Priced at €785,000 each, selling agent is Gary McGann of Hamilton Osborne King, who is already recording strong interest as they reach the roof level of construction. “They will be finished to an extremely high standard, with an abundance of special features to include private gated entrances, select natural stonework to elevations, coving to hallway, sitting room and kitchen, generous PC sums, feature stairs, 9ft high ceilings, pressurised water system, TV and phone points to all bedrooms, Cat 5 cabling, and wiring for surround sound to name but a few.”

Other features include a seven-zone heating system, pressurised Grohe showers, three or four bedrooms en suite (each of these big detached houses has a variation on design and internal layout). Rooms include a family room, alongside a kitchen/dining space, with sun room off the kitchen, utility, study/playroom and a ground floor bedroom with adjoining bathroom.
