Moderate price tag for superb Rochestown home

JAMESMOUNT is a scheme of large, detached houses in Upper Rochestown in Cork built on the grounds of Jamesmount House. It’s close to the grounds of Garryduff Sports Centre and five minutes from the link road — a great location in the southern suburbs.

15 Jamesmount has just hit the market with Jeremy Murphy of Jeremy Murphy and Associates and carries a €890,000 price tag.

That’s a low enough pitch considering the selling points — house size, site size and location.

There’s a very intelligent use of space by architect Richard Rainey, with a good layout in the living rooms. This is a house of 2,500 square feet and yet it feels like more.

The property is in superb condition and it’s tastefully finished with some top-quality fittings, like the chestnut kitchen and solid maple floors on the ground level.

The main living room has a sun room extension, with apex-high ceilings and the centrepiece is a modern, but minimal slate and limestone fireplace.

A door connects through to the kitchen area, which combines three living areas. Again, there is a sunroom extension with a drop in floor level.
