Woodleigh property destined for makeover

VERY much the original of the species, Alverna, or no 5 Woodleigh, is a house certain to get an expensive makeover — the location demands it.

Woodleigh property destined for makeover

Woodleigh is one of those quiet, understated roads in off the Model Farm Road in Cork’s western suburbs, a cul de sac with cachet. Close to hand, and within an easy walk, are the CUH, Bon Secours, Technology Park, and UCC and CIT, as well as the Wilton Shopping Centre and the Lee Fields for pleasure walks.

Alverna is a four-bed semi, not too large with only about 1,300 sq ft, according to estate agent Michael O’Donoghue of McKenna O’Donoghue Clarke Real Estate, but there’s a detached garage alongside which gives scope for further growth, and a long run of south-facing rear garden for favoured aspect.

Mr O’Donoghue seeks offers around €525,000, and says it needs “complete renovation,” so any new owners are likely to do everything at once when they get their hands on it. Buyers won’t be put off, however, as homes in this hinterland are rare enough.

Detached house in the area are even more keenly sought after, with recent sales in the €1.2 and €1.3 million league.

Alverna has timber, part sash windows at present, as well as oil central heating (plus gas for cooking,) and fireplaces in the two reception rooms are tiled originals, while the porch and kitchen also has original terrazzo tiling marking its mid 1900s construction.

There’s also a guest WC, cloakroom and all four first floor bedrooms have fireplaces.
