All’s well that ends well in this estuary home with all the right stuff
Kilsheelin ticks so many boxes that John Deady, of Hamilton Osborne King, might have to fight off buyers.
Many of the bidders will be familiar faces to HOK, after their last house sale a few hundred yards away in Hettyfield, where Ashton, a dated detached house, guided at €850,000-plus, sold for close to €1.3 million, and is still going to be hugely overhauled or even replaced by its new owners.
So there’s 1 million-plus money being spent in this old Douglas suburb, and Kilsheelin fits so many bills.
It is detached, has five bedrooms, and backs onto Mahon golf course, with a sunny spread of estuary out to the back as well, and all of Douglas’s facilities just down the road.
Last year, the neighbouring Greenbanks, the former home of the late blues guitarist Rory Gallagher’s mother, sold for €2.9 million, although that was on a truly exceptional site with residential development potential.
Buyers at Kilsheelin can take some assurance from the fact they will only be bidding against home-hunters, albeit very well-heeled ones.
Kilsheelin, built in the mid-1900s, has just over 2,000 sq ft of space on a quarter-acre site with extension potential, as well as lovely sunny southerly aspect and well-positioned tiered gardens.
It is a house of two faces, with a busy suburban road on one side, and almost pastoral views on the other. The house is on the road side of its site, and has a gravel drive, detached garage and parking for a few cars, while its biggest windows and brightest face are off to the rear for the views and the light.
Tending towards the older end of the scale decor-wise, this property has a hall with parquet floor, lounge with open fireplace and access to a decent-sized 17’ by 11’ conservatory which leads on to the patio. There’s also a nice-sized 20’ by 12’ bright family room/breakfast room, with fireplace, a smaller kitchen and a spacious utility area.
Overhead are four to five bedrooms, one of which is ideally placed to serve as a comfortable sitting room, and which is en suite.
Three of the other four bedrooms have views.
The house has oil heating, double glazing, and is poised for take-off.
