Huge price hike over two years shows heat of the housing market

THERE has been just one house sale so far at Silverlands, in the newish Maryborough Woods estate and that result netted a sale price of €450,000 two years ago through James G Coughlan and Associates.

Huge price hike over two years shows heat of the housing market

This time round, number 3, Silverlands is on the market with Sean McCarthy of Downey McCarthy Murphy for wait for it €650,000.

If there was an example needed for the astronomic price increases in the Cork property market, then this is as good as any.

Mind you, number three does come with lots of extras: there's solid oak internal doors and architraves, a sunroom and a top class kitchen with extra-large island.

And the house is detached with four bedrooms, cobble-lock drive with parking for two cars and a back garden that's professionally manicured.

Room sizes aren't too shabby either: the lounge is 13' by 19' with a bay window and views over Cork harbour.

Double oak doors lead through to the living room of 16' by 11' and this in turn leads onto the sunroom. This measures 11' by 12' and like all the rooms on the ground floor, has solid oak flooring.

The kitchen/diner is the only exception with ceramic floor tiles. It has a bank of maple units and integrated Neff appliances.

A separate utility room is also fitted in maple and houses the gas boiler for the central heating.

An oak staircase leads to the bedroom floor where there are three double bedrooms and a single: the master is ensuite and has a bay window, again with great views.

Bedroom 4 has the round window that's a feature of the facade and would be a great children's room.

Tastefully decorated and with very good fittings, this is a great trading up property, says its selling agent, Sean McCarthy.

An O'Brien and O'Flynn development, the Maryborough Woods scheme stretches from Maryborough Hill to Carr's Hill in the south Cork suburbs and has a range of house styles.

The Silverlands houses are some of the largest in this scheme.
