The Lodge comes in fine showroom condition

GARRANE Darra sold out in less than two years and now has almost 90% owner occupation.
The Lodge comes in fine showroom condition

That’s according to Paul Reid of Sherry FitzGerald’s new homes department, who, along with Cohalan Downing and Associates, were joint agents for the O’Brien O’Flynn scheme.

This modern development of apartments, duplexes and townhouses is just off the Link Road between the Bishopstown and Wilton roundabouts.

The approach, however, is through the Sarsfield Road entrance to Eagle Valley, and Garrane Darra is at the end of this residential scheme, tucked into a shallow, tree-lined bowl.

Set behind big entrance gates, it’s an attractive development with almost an acre of landscaped courtyard forming a communal garden in the middle of the apartment and townhouse blocks.

The final property of this development is just released on the market this week and Paul Reid describes the Lodge as something that started as a caretaker’s cottage, but has grown to become a detached, three-bedroomed house.

Designed by Carmel Downey of Village Interiors, Douglas, this is perfect for a single person, or couple, who want a bit more room than the average - the cliche, ‘downsizer’ comes to mind, or that other staple of the classifieds, ‘professional couple’.

On its own private gardens and to the front of Garrane Darra, this is the only detached property in the scheme and comes with a generous, 1,520 square feet of space. Best of all, it comes on the market with all of the designer fittings and furniture. Even though the name lodge might suggest snugness, this house is impressively roomy, especially in its big, square entrance hall. And, it also has an unusual layout, which gives it a certain charm.

The kitchen faces out over the front, and across the hallway is the utility room and gas boiler. Behind the kitchen is the living/dining area which has windows on two sides, including French doors to the landscaped side garden. On the other side and behind the utility room is a smashing full bathroom, and behind again is a double, guest bedroom. A door to the other side of the house it hidden away behind the bathroom, and there’s also lots of understairs storage.

The staircase is central and set towards the back, which gives a great feeling of space and this leads up to two more bedrooms, a main bathroom and separate shower room.

“The Lodge is decorated to show house condition, but it was never actually used as a showhouse,” explains Paul Reid.

There has already been an offer at guide price of €500,000. Set at the end of the Eagle Valley estate and safe behind electronic gates with its own private gardens, The Lodge is a one-off sale.
