BURGATIA is high up on the contour line at Rosscarbery in west Cork - and it hit the map in more ways than one last year when simple houses in the right settings made €500,000 and upwards in re-sales.

Set to follow is this five-bed bungalow on a site of around an acre.

"It has some of the best views to be had anywhere in the area," says Clonakilty-based estate agent Kieran O'Gorman.

The property is on immaculately kept grounds and lawns, with southerly views over Rosscarbery, the lagoon and out towards the Warren Strand.

Mr O'Gorman doesn't quote an asking or guide price, but given last year's headline sales of smaller houses (one was an old farmhouse needing full restoration) it may well sell for upwards of €700,000.

Currently, living accommodation here is split-level and there's scope for boosting the living space at the upper level.

"The views must be seen to be believed, from almost any room in the house, and there's great privacy because of the way the house is placed on the site," said Mr O'Gorman.

The house is a grown-up bungalow, with big box dormer to the front for view and Velux windows, and it has a stone-faced linking corridor by the front door tying the residence to the now-attached garage.

Rooms include hall, a 25'x20' dining/lounge on split level with maple floor and patio garden access, kitchen plus utility and main bathroom. The master bedroom is en suite and there are four other bedrooms as well as a very large first floor 28'x14' multi-purpose room, which is called a "relaxation room" by the sales agent.
