Site valued at €300,000 for location

BECAUSE of its location in Kinsale town centre, a site measuring 0.025 of an acre is expected to sell for around €300,000.

Kinsale property has bounced back from its market ‘correction’ of a few years ago: the market is healthy, especially from the vendor’s point of view.

This is reflected in the value of this small site on Higher O’Connell Street - 0.025 is one-fortieth of an acre, as opposed to 0.25, which is a quarter of an acre.

Currently a side garden, it is for sale via Karen Twomey, of Blackwater Property Services, based in North Cork, subject to planning permission.

This part of the town has had some smart, contemporary homes built on awkward sites, and the challenge will be to maximise the harbour views without impinging on the neighbours.

The views from the site encompass the Scilly dam, and the harbour above the roofs of houses on Lower O’Connell Street and the waterfront.

“It is one of the last sites left like this, in the town, to build a house on, so we’d expect keen interest in it,” said Ms Twomey. Perhaps other town residents will now measure their garden plots and trade in the vegetable patch for a site with a view.
