Extended family home is just around the corner from the local school

Top marks on TV trivia, go to the top of the class - and by the way, if you are at 97 Woodvale Road in Cork's Beaumont, the class and the school could be just around the corner too.

This super-smart and tastily extended family home is in the suburban middle ground between the southside residential areas of Douglas, Blackrock and Ballintemple, and is right next door to Beaumont boys and girls national school.

It is on the market with Noelle Morrison, and has started climbing in bids above its €300,000 guide price, hitting over €310,000 last week and likely to go further.

Convenience for families with children is a massive appeal - the daily school run is a few seconds' walk, and there's a large green area of as much as ten acres nearby as a popular amenity.

No 97 Woodvale has three bedrooms, and the first floor layout is standard for these typical enough 1960s homes with two double sized bedrooms and a good fully tiled main bathroom.

But, the ground level is in a different league, and the large side and rear extension put on three years ago brings this house to as much as 1,700 sq ft.

There are two good reception rooms with fireplaces front and back, in the original portion (and sliding doors from the back dining room to the patio).

Off to the left behind is an antique pine fitted kitchen with overhead Velux and doors off to a breakfast/sun room, with solid roof and Velux.

But, that's not all. The subtly added extension also yields up a utility, a guest WC and a play room to the front with slight bay window, as well as a study/home office.

These latter two rooms could easily be converted to a granny flat with ensuite. This family home has gas heating and an alarm, with very large front and rear gardens which are not overlooked from the school.
