HOT on the heels of the sale of 40, Lindville, (agreed at around €800,000), comes 46, Lindville, its neighbour and a near-identical property on Cork’s Blackrock road.

While No 40 hit the ground running at €750,000 in June, No 46 is being pitched at the value now set by the former. Huge demand for this, one of the most desirable of Cork’s addresses, should shunt the sale along nicely and Peter Cave of HOK is quietly confident of a quick conclusion.

With a design taken from their older, Victorian neighbours on the Blackrock Road, the Lindville scheme was designed to an exacting standard from the start. Decorative, carved barge boards, double-glazed sash windows, natural slate roof tiles and other expensive extras drew in the buyers, but also resulted in the original builder going into liquidation almost five years ago.

Some houses were incomplete, but the driving property market ensured that those with stage payments made, were not left at a loss to finish their houses. These, more than any other houses in the city have created a tidy profit for those who’ve invested here.

No 46, which is towards the back of the development, has rooms spread over three floors and is also slightly larger than its counterparts, having been extended at the building stage.
