Carbery House is value for money

IT’S listed and comes on the market bearing a million euro price tag, which puts Carbery House in Dunmanway up there with the trophy purchases.

Carbery House is value for money

However, when you consider that the average, detached house comes in at around half of that, then this fine period property represents good value. Ray O’Neill, John Loughnan and Caroline Maslin of Sherry FitzGerald O’Neill are the selling agents for this property which is almost in the centre of the West Cork town, close to the local Garda Station. And, while the house faces directly onto the street, (a town house in the true sense), the part that’s on views gives a lie to the real size of this property.

There’s a whopping 7,000 square feet of space on offer here in this double-fronted, two storey over basement residence. Set on manicured grounds of an acre, the basement is almost at ground level at the back and to be fair, the photographs don’t do justice to the overall affect.

Inside, the windows are huge - it’s such a shame the frames are in replacement PVC -but with a listed property, there is the option for new owners to apply for a replacement grant for new sashes.

Grand and imposing are just some of the words used by Caroline Maslin to describe this property which, she says, is big enough to function as a small hotel or country house.

“It’s amazing, it’s a huge property and on a very prominent site which could have a million uses,” she says.

“The house has a lot of potential and comes with a massive hallway with a sweeping staircase, huge windows and high ceilings and it has lots of original Georgian features.”

The site is fully walled in and there is mews access to the rear where a modern extension houses a new kitchen at first floor level with a carport underneath.

Ceilings are 11’4” high and rooms have very generous proportions: there are three formal receptions, 6 to 7 bedrooms and four ensuite rooms. There’s also a basement area and a separate, two-bedroomed apartment of 800 square feet with independent access from the street.

Presently used as a family home, the house is in walk-in condition and very impressive, says Ms Maslin and advises immediate viewing for those looking for a fine family home or an exciting development opportunity.
