YOU can see why a four-bed detached house is set to sail past the €300,000 mark when two sites in the area for similar houses are set to sell at auction for around €200,000 each.

Initially pitched at €285,000-plus, 22 Curragh Woods in Cork city’s Frankfield suburbs is under immediate higher offer, and is in smart condition, ready for the trading up buyer to walk into.

It is a four-bed detached home, by a green area in a development close to the south city ring road network with Douglas village about a mile away.

It was built by O’Flynn Construction, who also built the large scheme Parkgate nearby in Frankfield.

Alongside Parkgate, two one-third acres sites with planning for 1,500 sq ft/four-bed homes with garages are set to go for auction on April 30 with Timothy Sullivan Associates: they had been making a hefty €180,000 each in private bidding, before the auction date of April 30 was set.

Meanwhile, 22 Curragh Woods is on the market with Nicola Murray of Frank V Murphy & Co auctioneers, who said first offers were coming in just under €300,000 after a four-bed semi nearby made €305,000.

The four-bed home has a distinctive kitchen, with attractive panelled units in oak and a dining area off as well as a utility room and guest WC. There are two reception rooms, one with cast iron fireplace.
