Model house is the original of the species
Choice features include slate roof with ornate ridge tiles, tall brick chimneys, brick entrance pillars and polychrome brick porch with stained glass door and small fanlight, good fireplaces and original windows.
It is the sort of period house that the Lindville house development in Cork was modelled on. The new occupants of Culard, however, may well rob back ideas from Lindville, and be seen in a few months time scouting around the modern interpretations up the road to see how best to adapt houses of this floor plan to modern lifestyles.
Culard is in Ardfoyle Crescent in Ballintemple, off the Blackrock Road, a spot with an almost idealised residential quality to it, with mature woodland at the end of its 75 metre garden, backing on to the Marina, within a short commute to the city centre and with good services to hand, including schools.
Culard is Edwardian in character, and barring services like gas central heating and an alarm, hasn't been appreciably modernised.
Until now. Whoever buys this spacious home, on a site of a quarter of an acre, is going to spend quite a bit on it, not because it necessarily needs it but because buyers at this level have definite notions, and budgets to deliver on them.
It is for sale with CB Hamilton Osborne King with a €450,000 price guide, but estate agent Peter Cave says that the likelihood is that its new occupants will almost certainly look at putting in a kitchen, and may well integrate a new family room across the back of the house.
Because the house faces south, the rear rooms including kitchen and dining room are north facing; getting a functioning sun room into such a position will surely prove a challenge.
The back garden is very long, however, so there are chances to get out from the house's shadow and enjoy the evening sun at the back of the house.
Accommodation is surprisingly similar to the Lindville homes, admits Peter Cave of CB Hamilton Osborne King, who also sold that c. 60 house scheme. There's a turn in the hall from the side-positioned front door, with a large drawing room at the front, a dining room behind, kitchen to the side, plus utility and guest cloakroom.
The return has a bathroom with large bath, almost big enough to dive into, plus bedroom. The first floor has two large and bright bedrooms and the top floor has four rooms, all a decent size.
It will probably be modelled as a five-bed home with study and playroom, says its selling agent.
Other attractions include mature planting in the back garden, a detached garage and a location that's been in vogue for a century.
