Ireland’s biggest student village
This E50 million student village scheme on the city’s Inner Ring Road and called Riverwalk will have accommodation for more than 560 third-level students when completed in early 2005.
Designed by local firm, Tritschler and Tritschler and Associates, the complex covers an area of seven acres and will have a total of 193 student apartments arranged around a central courtyard in an integrated, village-style development.
According to selling agent, John Rohan, the Riverwalk scheme has the highest Section 50 allowances in the country at 98% and will be finished to a very high standard, units come fully furnished and all bedrooms will be en-suite.
River Walk is being developed by R McDonald and Sons, who have a track record in building spanning two generations in the city. The build and management team are
entirely Waterford-based with the Nolan Ryan Partnership as project managers and WIT Auxiliary Services taking over the management of the scheme when completed.
The sole agents are John Rohan Auctioneers, who can offer turn-key apartments to investors at prices from E240,000 and peaking at E295,000 for four-bedroom units.
Developer, Eddie McDonald, says one of the reasons they invested in the scheme was the shortage of student accommodation in Waterford.
River Walk will allow students purpose-built accommodation within walking distance of the campus of WIT and with its own sports and leisure facilities. Investors can depend on 38-weeks minimum occupancy per year with additional summer rental possibilities.
