HIGH up over the sráidbhaile that is Riverstick, Hillcrest is well named.

A niche development of townhouses designed by architect Richard Rainey, one of these properties is now up for re-sale and it hasn't even been lived in.

This means it will incur some stamp duty, but as selling agent Pacelli Nolan cannily points out, the interior fit-out would probably cost the same.

This is a decent-sized starter home with 1,100 sq ft of space that includes three bedrooms, a large, kitchen/diner and a lounge. There's also full planning for a sunroom and study to the west-facing side of the house.

A quick commute to the city or Kinsale, the house is on the market at €225,000 and has an offer of that amount already, says Ms Nolan.

She has seen keen viewing interest in the past week and says she expects the property to sell quickly.
