Desirable Adare location to spark strong sale interest

A HOUSE that will cause a bit of a stir in the Limerick property market, and which should see some heavy viewings, is going to auction on May 9 next.

Built almost 50 years ago, this attractive property at Ardshanbally, Adare, overlooks the village and, according to Tom Crosse of GVM, is the most sought after location in Limerick.

The property has magnificent grounds of three acres, a rarity in itself, and after 50 years of planting and good maintenance, are a huge attraction in their own right.

Another extra feature is the access from the house to the river Maigue on the eastern boundary.

While in good nick, it will need a lick of paint here and there, says Tom Crosse, but with its attractive windows and a simple style, is the ideal country cottage, but is only ten minutes to Limerick city, thanks to the new Adare bypass.

Size-wise, while the house is not huge, it still manages to have a lounge, sitting room, kitchen, four bedrooms and a bathroom. And with all the room around it, there's plenty of room for an extension.

As a lifestyle property it's second to none, and because some of the land is laid out in two paddocks and there's a range of shed at the back, this bungalow would be ideal for a family with ponies.

The location will be a strong selling point, as will be the three-acres site, although Tom Crosse believes there won't be that much developer interest.

He gives a guide price of €550,000 prior to auction, but if there is a stand-off between two keen buyers, that could rise. The executor's sale is sure to stir the late spring market.
