The Angler’s Rest faces onto the lagoon and has gardens with precious frontage onto the water. Its carefully tended gardens has also proved an attraction for children who visit the playground next door and there’s always some curiosity to catch the eye.

In fact the property, or properties to be more correct, are unusual in that they have remained the same throughout the years, despite the changes around them.

Now, however, all this could change as the Angler’s Rest hits the summer market with property consultant, Kieran O’Gorman of Clonakilty.

Given a guide price of €650,000, this includes two semi-detached houses and grounds which run to about an acre. Each wing comprises a three bedroomed house with sitting room, bathroom and kitchen and there’s a doorway connecting both. Crucially, the Angler’s Rest has town centre zoning and it’s likely it will be eyed up by developers.

The site has access from two roads but the frontage directly onto the lakeside is sure to be a strong draw. An apartment development with access onto a private mooring would make this a very attractive proposition and the zoning for the site should mean a fairly easy ride with county planners.

Further down the road there’s an infill development of townhouses on the site of a larger property and up the road a bit is the Celtic Ross Hotel.

Property prices in Roscarbery have reached unforeseen levels in recent times with some furious bidding on holiday home properties. The opportunity to build a new scheme of holiday homes here might be too good an opportunity to miss, unless private buyers with deep pockets come into the fray - after all, direct access to the water is a rarity and always commands attention in West Cork.
