THE last time a site was sold at Fountainstown, in April of this year, it made close to €550,000, at least €100,000 over its guide price of €450,000.

This time round a site of just under an acre comes on the market with a guide price of €300,000 through the same firm, Cohalan Downing and Associates.

The sale includes a derelict farmhouse and comes with full planning for the restoration of the house and a very modern set of extensions to the side. The plans, by Coughlan de Keyser and Associates would treble the size of the existing dwelling and most of the new building would be hidden behind the farmhouse facade.

The property comes with a linear roadside site on the edge of Fountainstown and while it doesn't have sea views, it's just five minutes from the bay.
