With just six detached properties right onto the waters of the inner harbour near Carrigaline, the scheme is now finally finished off with the launch last week of Bayswater Lodge.

This is a newly-built, two-bedroomed gate lodge in the green area fronting this gated estate and is on offer at E350,000 through Tom O’Keeffe of Bride View Developments, the builders of the Bayswater scheme.

With no stamp duty for owner occupiers, the property would be ideal for a couple, he says, either starting out, or retiring. At the guide price, this is not the average starter home and the internal finish and overall space is good.

Designed by Hudson and Associates (the main scheme was designed by architect Roddy Hogan), this lodge is cruciform in shape and allows for a very integrated layout.

For instance, neither of the two upstairs bedrooms are en suite, because they share a large bathroom between them, but both have good storage space. The sitting room is also on the first floor, with water views.

Downstairs, there’s an entrance hallway leading to a living room on one side and a kitchen/dining room on the other, the utility and guest loo take up the fourth wing on the ground floor.

Laid out with an integrated courtyard/patio as part of the cobble-lock driveway, the lodge has almost a quarter acre of ground and is fully landscaped.

Bride View has also added occasional furniture so viewers can get a better idea of what the end product could look like.
