Strike now to capitalise on this pre-Christmas offer
OVER €100,000 has been knocked of the asking price of Glendubh, a trading up home on the Model Farm Road in Cork's western suburbs, putting it within the reach of a larger number of trader-uppers in 2004.
The vendors themselves took a giant step up the property ladder during 2003, and now are keen to sell this c 1990 house a spot with a deceptive amount of space "and a must-see to really appreciate its qualities", according to its newly appointed selling agent Sheila O'Flynn of Sherry FitzGerald.
With a change in selling agents came a drop in price guide, down now to €525,000 from well over €600k. That newly revised sum or thereabouts will get one a 2,700 sq ft home with plush internal fit-out, and a very private south-facing back gardens.
"It's a very deceptive home, there's no way you'd guess at the amount of space inside," stressed Ms O'Flynn, keen to get people inside the door of this dormer as she reckons viewings will convince a fair chunk of people to get a-bidding.
There's a great big entrance hall, setting a tone of space generosity, and the panelled staircase has a hint of the country manor about it.
Ground floor rooms have mahogany floors and ceiling coving, to the left of the hall is a large (20' by 15') lounge with white marble fireplace, to the right of the hall is a formal dining room, and behind is a 18' by 13' family room.
The kitchen is a flow-through room, with doors to the family room and to the hall, with bright garden views, and the ground level also has a study, utility and shower room.
Overhead, there are five bedrooms, with a really decent sized master bedroom and en suite, a family bathroom with bidet and corner jacuzzi bath, and there's an office/dressing room or nursery as well at the upper level.
The gardens earn the title "landscaped", and while there's not much to the front other than cobblelock drive and parking area, the back is walled in and planted up, its spacious, and there's a pond, very big patio, a storage building and wood shed.
Location is at the Ballincollig end of the Model Farm Road, and so will suit families in need of space in a large catchment area from Bishopstown to Ballincollig, with Ballincollig itself set to take a giant leap forward over the next five years with the O'Flynn Construction barracks development now on site and a bypass due to open in mid-2004.
The only question? If viewings on the back of a re-launch lead to strong bidding, how far adrift of the new price guide might Glendubh end up at?
