Living space in abundance in this superbly fitted out property

TERMS like 'superior quality' can seem just like more brochure-speak to the jaded property hunter, but in the case of this house at Abbeyside, Dungarvan, the term shows restraint.

This is one superbly fitted out property - from the wooden farm gate and cobble-lock driveway, down to the last decor panel in the bathroom, only the best of fittings has gone into this tastefully constructed house.

With living space in abundance, 'Landsend' has the most wonderful location at Abbeyside, with the sea literally just beyond the back garden. Most of the half-acre of gardens are at the back and the property has a rear access which is just 20 yards walk from the beach.

The site was initially purchased for it views, all 180 degrees of which take in Ring, Helvick Head and Ballinacourty.

While there was an existing property on the site, the vendor, who is a builder and hotelier, demolished the house and constructed this cottage style dwelling on the precious site. But don't be fooled by the exterior - there is 3,500 square feet of space here, including a floored and glazed attic which is ready to go for future development.

That is, if it's needed - while the front shows a very modest face to the world, two gables extend at the rear, providing a huge range of rooms. This area is floored entirely in American red oak with matching joinery and windows are top grade Senator PVC, with black PVC door and roller door to the integrated garage.

The range of reception rooms include a lounge of 19' by 16' with apex ceilings, recessed lighting and elaborate French doors to the sun lounge on one side and patio doors to a fully glazed conservatory on the other.

The sun lounge is 21' by 13' and has stained glass panels in the top opening windows: seating is built around the perimeter and like the rest of the house, it's wired for sound.

The conservatory is small by the property's standards at 10' by 10' and comes with a tiled floor and roof openings for ventilation. Unusually it has three openings, as well as the lounge it gives onto the fourth bedroom and the garden.

The kitchen has solid ash units with granite worktop and a range of integrated appliances and connects to the living/dining room of 19' by 12'. This room has picture windows to the sea and apex height ceilings with exposed beams. Other rooms off the kitchen include a utility, (fitted in the same high standard as the kitchen), and a shower room.

The remaining space is taken up with four bedrooms, two of which are ensuite and all of which have fitted, solid ash units as well as TV and phone points.

And finally, the attic space has two sections, one of 57' by 14' and the second of 17' by 14 all with radiators, power points and storage cupboards. The neatness of the gardens is helped by a cobble-lock patio and paths and flourishes include a fountain and carriage lamps.

A small boiler house is finished in stone and brick to match the main house. The big question following this list of desirable features is of course, the price.

John Foley of Sherry FitzGerald Reynolds gives a guide of €635,000 for Landsend, steep by local standards, but this property should entice more than local interest.
