THERE’S been a swift up-take across Munster of a Waterford city Section 23 apartment development, a scheme being built by Galway’s NBD developers.

The bonus of tax designation often means that developers can skimp on added extras, but Noel Burke Development have upped the specification quite a bit.

So, features include hot tubs with the penthouse apartments on the balconies, and other get cherrywood kitchens and cherrywood floors, track lighting, while the building will also have rooftop gardens for its penthouses.

Location of James’s Gate is at the corner of Anne’s Street, just near the quays in an area of urban rejuvenation. It will have a range of one and two bed apartments priced from €249,000 for one-beds and €298,000 for two-beds (ranging from over 400 to almost 700 sq ft), while the seven 698 sq ft penthouses (with hot tubs on roof terraces) are priced at €365,000.

The development, designed by Fewer Harrington Lawlor & Partners, is set on three levels over a ground floor which will have three commercial units, and access is via intercom and lift.

Waterford is due for a decentralised Government department (Environment) while the existing Government Office buildings currently employs up to 500 people.
