Owner’s foreign move opens the door for first Hayfield resale

WHILE there are just three houses in Hayfield left to sell, the first of the resales has just come up with Mark Kelly of Hamilton Osborne King.

Number 6, Hayfield, is a four-bedroomed house of just over 1,900 square feet and is completely finished throughout.

There’s even the option of buying the furniture, because the owner is relocating abroad.

And everything is brand new and squeaky clean in this house, which is pitched at €610,000, lower than the new homes on offer to take account of the hefty stamp duty.

Hayfield was once a four and half acre tract of pasture land across the road from Nangles Nurseries on the Model Farm Road, which sold for a record price of £4.5 million over three years ago.

Ruden Homes are the builders here, with Roddy Hogan providing a design which is vaguely similar to the Cois Chuain scheme in Glounthaune.

Red bricked and facing onto a country road, the first phase of houses look like they’ve been there a while and exude a sense of low-key comfort.

Number 6 is just on the corner of the main entrance. The front entrance is garlanded with pots and shrubs and at the back, a landscaped patio and garden could save new owners expense in planting.

Inside, there’s an immediate impression of space because of the extra high ceilings and extra deep windows.

The entrance hallway is big and gives access to all the main living rooms with no corridors or waste of space.

The living room is also nicely proportioned and contains an ornate, white marble fireplace and a big, box bay.

Then there’s the open plan family, dining and kitchen with a lot of glass used.

The kitchen is in white oak and well-equipped with the dining end opposite and the living down a level with double doors to the garden. The utility room door is midway down the house, which makes deliveries easier and gates on both sides make the house secure.

All of the bedrooms are on the second floor, with two ensuite rooms and one room which doubles as an office. All come with fitted wardrobes and bathrooms are fully tiled.

Similar houses in the latest phase now cost €630,000, up from €490,000 when launched in February of 2003.

The five-beds which cost €640,000 then are likely to be in the mid to upper €700,000’s considering the last of the larger, four-beds are now on sale at €730,000.
