THERE was a lot of consideration given to the fixtures and fittings of this house at 14, Rosehill in Carrigaline, Co Cork.

The owners, having built the house themselves, made a conscious decision not the use ‘twill-do’s’ and scoured the auction halls and joinery shops to create a very individual interior.

For instance, the claw foot bath in the main bathroom is original, as is the high cistern WC. The drawing room has a proper chaise longue and the kitchen has hand-built cabinets, that despite looking like a run of units, are actually free-standing.

On the market since late summer, it has a guide price of €470,000 through Jeremy Murphy of ERA Downey McCarthy Murphy. A few minutes walk from the expanding town of Carrigaline, 14, Rosehill is the perfect trading-up house for a family, he says. It’s got plenty of room, good gardens that are in perfect condition and a low maintenance facade with gravelled driveway using specially imported stone. In essence, the house has the required five bedrooms, but one is used as a study at present, with four of the bedrooms, including a large, ensuite master, on the first floor.

Downstairs, there’s an large entrance hallway, a lounge, a dining area with Gothic window, a family room and large kitchen with separate utility room. The kitchen also has a dresser, slate floors and Belfast sink with teak worktop and a old pine beam in the ceiling. It has double door access to the garden and the utility room is also fully fitted with a gas boiler. Also included is a guest WC and cloakroom. The garage is fitted with a workbench and shelving and has solid teak double doors and it has a matching stone facade. The back garden is south-facing and very private and number 14, has a safe, cul-de-sac location, says Mr Murphy.
