Go fishing for €1.2m

THIS is an angler’s dream — a house with its own hut on the River Blackwater and a mile of one’s very own fishing on Ireland’s premier salmon river.

But ardent anglers need deep wellies for this property; it’s priced at around €1.2 million through John Hamilton of Jackson-Stops.

No mean fisherman himself, the agent says Carrigane should yield up to 45 fish in the season which runs from February to September annually. The property comes with rights to fish for salmon, sea trout and brown trout, although sea trout are rare enough on the Blackwater, Mr Hamilton says.

The spring run can yield fish up to 14lbs, he says, with grilse in June and July, and late-run salmon in August.

The beat has been lightly fished over the years, he adds and while records have not been kept, the yield for fly-fishing should be very good.

And for those left high and dry on the bank, Carrigane Lodge is a fine property to rattle around in. As fishing shacks go, this ain’t bad.

It’s a late 19th century property and looks south over the river with a backdrop of mature trees and two paddocks that would be suitable for ponies.

The grounds are a mix of native woodland, lawn and ornamental shrubs and have been very well maintained, Mr Hamilton points out.

The hinterland is also an excellent sporting area, which could draw in the overseas buyer.

Carrigane is located near Ballyduff, mid-way between Lismore and Fermoy, and has good amenities to hand.

Lismore is a very attractive and historic village with restaurants and pubs and Fermoy offers good shopping.

Cork city is only an hour’s drive away.

The lodge has two main reception rooms, both a good size, a sitting room, study/office and a fully fitted kitchen with the ubiquitous Aga. This room also comes with a large, built-in dresser, modern fittings and a separate utility room.

Also included is a rear lobby with larder, cloakroom and WC.

On the first floor are five bedrooms, with one en-suite room and a main bathroom and a back staircase access to two of the bedrooms which are off a rear landing.

And for all the fish caught, there’s a smoke house included in the collection of outbuildings that come with the lodge.

These include a boat house with rod room, two loose boxes, and a fish preparation room with sink unit and fitted shelves.

Carrigane Lodge comes with 45 acres of a privacy belt and is three miles from Ballyduff village.
