THIS house at Aghadoe, Killarney, is not going to be everyone’s cup of tea and it does have a rather high price guide considering there’s a lot of finishing work involved. That’s not just the snag list — it’s plastering, electrics, first and second fix et al — quite an investment.

However, in mitigation this extraordinary property sits on a hugely valuable site of an acre, (average costs c. €200,000 here) is designed by leading architect, Harry Wallace and is such a flexible design, that is could have any layout.

This is because the house’s wedge-shaped roof is supported by steel beams, which obviates the need for supporting walls and means the huge open plan area that takes up almost three-quarters of the space, can be divided any which way.

The main entrance is covered by the extended roof and to the front a large, cedar sundeck runs into a slate patio, with access points from the living room and master bedroom.

The living room has a bank of windows, making it very bright, and the open plan kitchen area, separated by two steps, extends into a family room with firebreast.

Up four more steps and you reach the bedroom level, with the unusually shaped master bedroom to the right, (with full bathroom) and two double rooms to the left. The main bathroom is off a large lobby.

Also, there is more space in the attic for one or two rooms more, but again, these will need developing.

On the market in January, this house has slowly been arousing interest, says Michael Coghlan, but it will need a very specific buyer, he says.

With planning so difficult in the area and with such a large site, this house is a very good investment, he adds.

But it has to be said, the unusual design is a refreshing break from the sedate layout of the average stand alone property.
