Church Bay Hotel ripe for conversion

CHURCHES and conversion are no strangers to one another, and a hotel building at Church Bay outside Cork harbour is a place prime for conversion.

The former Church Bay Hotel, with 12 bedrooms, is a couple of miles from Crosshaven where new housing plans are already waking up the seaside and yachting village and making it more of a year-round commuting option for Cork city workers.

Estate agents Irish and European Cork city have the hotel building back on the market, and while previously it was marketed as a hotel redevelopment opportunity, now it is as likely to be bought as a seaside development site.

John Paul Sheehan and Joe McCarthy of Irish and European seek close to €1.5 million for the Church Bay property, a stone's throw from a stoney and popular bathing and fishing beach looking directly oceanwards.

Mr McCarthy notes that two of the Crosshaven's former hotels, the Grand and the Helm, have both been converted to luxury apartment use, and feels intending purchasers may take this property down the same luxury apartmment/duplex route: case in point is a 1,400 sq ft duplex apartment at the old Helm Hotel, which went up for sale this Spring with a €380,000 price guide.

Accommodation includes lounge bar (the premises is still licensed,) guest lounge, reception, kitchen, and 12 bedrooms with just three ensuites, all on a site of 0.75 of an acre.

Other possible uses include private home, guesthouse or retirement home.

Crosshaven is within walking distance, Carrigaline is five miles away, and Cork city and airport are about twelve miles distant.
