Little bungalow with lots of potential for development

WHEN the boom hits your eyes like a big pizza pie, then houses like ‘Napoli’ are king. Small, unprepossessing and, frankly, a little rundown, it haza de potential, as one might say.

A third of an acre of ground and high views in one of the swankier parts of Monkstown in Co Cork, the Diamond Road, makes this little bungalow a sure bet.

Here, you're a mere drive from the Golf Club and a walk to the Sand Quay, home of Monkstown Bay Sailing Club so all the proper amenities are in place.

The two-bedroomed bungalow was built some time in the sixties and is not beyond salvation. At the moment is has a living room, kitchen, two bedrooms and a bathroom, but it could be re-modelled and extended.

Buyers have the option of keeping it on as a granny flat and building something much bigger on site or the little house could be utterly obliterated, depending on the line taken by Cork County Council's planning department.

With all of 783 sq ft and with frontage on to two roads and a corner site, buyers may have competition from builders eyeing up this plot of ground, especially as there's a new townhouse development close by.

The Orchard on Fairy Hill, developed by the Hyde Partnership, had two and three-bedroomed townhouses on offer in the €285,000 region through HOK and these are now all sold.

Malcolm Tyrrell of Cohalan Downing is in charge of the sale of 'Napoli' and gives a guide price of €275,000.
