Dublin’s Bond Street

SOUTH Anne Street is to become the Bond Street of Dublin, with an array of designer retail outlets that will capitalise on its pivotal location between Dawson Street and Grafton Street.

That’s the pitch of HOK’s Larry Brennan and Bernadine Hogan, who, along with DTZ Sherry FitzGerald, are joint agents for the prime retail and office project.

Running through six adjoining and listed buildings in South Anne Street, the scheme took some time to come to fruition - the best part of 10 years, in fact, and followed long negotiations with Dublin City Council planners and other interested parties.

The developers are now ready to go and are offering 1,500 sq m of retail space in six individual shop fronts and 2,000 square metres of modern office space over four storey.

Because of the exigencies of the listing, only one of the offices has a lift installed, but stores can be provided with a range of spaces from 50 to 500 sq m over one, two or three trading fascias. Rents are at Zone A levels and come in at €300 per square foot or €3,229 per square metre. According to Bernadine Hogan, there has been keen interest from retailers for far.

“Dublin’s main shopping area is missing an array of high-end retailers. South Anne Street will not only inject Dublin with a better choice of designer wear, but will give it the cosmopolitan edge it has been waiting for,” says Hogan. “Designer tenants will also give Dublin a competitive edge for tourism and officially mark it as a modern, in-vogue city.”
