Choice at a price

COMPARE and Contrast: two neighbouring houses in Cork’s Landsborough Close allow house hunters the luxury of choice.

However, choice in this Rochestown enclave near Garyduff comes at a price: no 5 has a €500,000-plus guide price with Sherry FitzGerald, while next door no 6 has already sailed past its low €470,000-plus guide with John D Sullivan, and in rapid bidding has this week entered the mid-€500,000s region.

The scheme of large-ish dormer detached houses, was built in the early 1990s by Bride View Developments, with several house types built in cul-de-sac settings.

Nos 5 and 6 each have over 2,000 sq ft of space, and there are differences in more than decor: the kitchen in no 6 Lansborough has been extended considerably, with modern quality units all done to a T, while Sherry FitzGerald say the corner site at no 5 is probably larger than the usual.

No 6 is the first to start the bidding with John D Sullivan & Co, with some very keen interest already shown given the considerable jump up from the initial guide. Bidders are likely to view both, while the neighbours can only look on with glee as a new market price level for Landsborough beckons.
