The development by Ruden Homes has established a new residential location on this hillside beyond Togher and Wilton, with easy access down to the south city ring road.

The first swathe of development is now more or less completed, but developer John Deane of Ruden has acquired further adjoining lands to continue turning sods at this elevated spot with mighty views.

The section of largest homes known as The Gates is all but completed: selling agents for the development, Irish and European, have just one five-bed home of 2,081 sq ft left to sell at €529,950.

And, already, too, there is a re-sale of one of the five-beds, an extended version of the original being passed on by its purchasers who have had employment relocated out of Cork.

Selling agent for no 20 The Gates are Hamilton Osborne King, who seek offers over €520,000.

As this is a re-sale, it will attract stamp duty of 7.5%, a hefty cheque of €40,000 or so to write to the Government.

In compensation, no 20 has a bit more space than most of its newly-built neighbours, made up principally of a large sun-room to the back, and the level of fit-out is good internally as well.

Features of no 20 include Cherrywood floors in the hall, in the 25' by 12' family/dining room, and again in the ground floor bedroom, an Alder kitchen with Neff appliances, lounge with marble fireplace, study area off the main bedroom which could be adjusted as a walk-in wardrobe, master bedroom en suite and Jacuzzi in the main bathroom.
