The three-storey, four/five-bedroomed house is a ten-minute walk from the city centre and City Hall, with Kennedy Park’s green area at its front and the Marina beckoning for evening walks.

Offers in excess of €380,000 are sought by Timothy Sullivan Auctioneers for the house, which has been an investment property for the last few years.

Number 5 is end-of-terrace and semi-detached, and has large front and rear gardens.

Tim Sullivan sold the adjoining, smaller, two-storey, mid-terrace house within the last year for €330,000, while Trefusis, a large five-bedroomed, three-storey house, broadly similar to number 5, was sold for €530,000 several months ago via Marshs auctioneers.

Prospective buyers should expect number 5, Park Villas to incline towards a price of €400,000 in the next few weeks, given the amount of space and features on offer.

The house has been tenant occupied of late, and the landlord has put services through this site to land he owns behind it, off the Old Blackrock Road, but no planning permission has been sought for this.

Number 5 has two ground-floor reception rooms, a kitchen and shower room, a first-floor sitting room - which could also double as a bedroom - four bedrooms, which are not en suite, but have hand-basins and toilets, and gas central heating.

Most of the windows have been replaced, while the original, arched, sash windows have been maintained at the front, at ground level.
