Word of mouth alone has shifted the first half of 57 large homes being built by Fleming Construction at Waterfall, just west of Cork city.
Sheer lack of trading-up house options in the affluent western suburbs of the city has seen house-hunters beat an early path to the doors of Heatherfields, already at an advanced stage of construction.
There are two house types, with 11 homes of 2,178 sq ft, and 46 even larger homes of 2,482 sq ft. Pre-launch sales with agents Cahalane Skuse had prices from €580,000 to €630,000, but now only the larger homes are being offered in the official launch phase, at €655,000 each.
The showhouse for the larger Heatherfields house type, The Rose, is open today and tomorrow afternoon.
Would-be buyers are also likely to be looking at one of the of the very few other trading-up options in the western suburbs, Ruden Homes' Hayfield scheme on Model Farm Road, with houses priced from €509,000 to €725,000 for a five-bed 2,464 sq ft new houses.
Heatherfields, meanwhile, in Waterfall, is being built using Flemings' patented, innovative and highly efficient insulated steel-frame technology, with frames produced at a purpose-built factory in Ringaskiddy, and capable of producing thousands of houses per year, with many destined for the export market.
Flemings have used the steel-frame panel technology in recent large-scale housing projects in Bandon, Douglas and Cobh, and now have brought it into the upmarket Heatherfields development.
The location a spot typically associated with large, one-off homes built in the last two decades is just a few miles from the city's ring road network in Bishopstown. The proximity to Cork University Hospital and two third-level colleges has seen medics in particular flock to the place.
