Chic home has the right appeal, but at a price

A HOUSE "with kerb appeal," is up for sale in ever-so-chic, but far-from-cheap, Woodview in Douglas, Cork.
Chic home has the right appeal, but at a price

Woodview and its surrounds has some of the best individual houses in the Douglas area, which also pitches them into the uppermost echelons of homes just about anywhere in Cork.

Woodview is just off the main Douglas Road, linking via a dog-leg bend to the roundabout on the Well Road.

The section of real estate bounded by Woodview and the Well Road is exceptional: a couple of the Well Road houses are well up the 1 million-plus scale, and Woodview is no slouch either.

Kilbrin is a detached mid 1900s family home, with five bedrooms, on a site of over 0.4 or an acre. To the back of the garden is a narrow lane serving a few mews/coach house conversions and a couple of extra large exceptionally private homes

Estate agent Peter Cave of CB Hamilton Osborne King gives Kilbrin an €800,000 price guide, and says the kerb appeal it has from the road way is carried through, without disappointing, once through the gates.

The house has a large sitting room/dining room 27' by almost 13', with bay window corniced ceiling, has a marble fireplace and a door to a patio.

There's also a dining room/family room, again with bay window, a TV room with French doors to a patio, and the hall has a corniced ceiling and understairs storage.

The kitchen is quite small, with limed oak units, and has a southerly aspect over the garden and patio.

There is a guest loo off the laundry room.

Overhead, Kilbrin has five bedrooms, with the master bedroom having good built ins and an ensuite with shower.

Several of the bedrooms have built ins and dressing tables, but none of the rooms is particularly large. There's a separate WC and main bathrooms, plus landing and Stira attic access.

There's a styled concrete front drive, well-planted gardens with large south facing patio to the rear of the property, and the house has oil heating, an alarm and well-chosen replacement PVC double glazing. The front facade is dressed up in a skirt of mature Virginia creeper.
