€1.1m bid on house that has a great site and location

The large-ish detached house is at Ardarostig, on the edge of Bishopstown in Cork city, and sits in the middle of a three-quarter acre, sloping site with flat ground to the rear.

And, while demand is always strong for detached houses on Cork’s western fringes, it is the site’s size and location that gives the real strong value to this property sale.

Already under offer after just a week or so since the sale boards went up, there’s a bid of €1.1 million on it and it is early days yet, says Jarlath Boyd of Hamilton Osborne King whose initial €800,000-plus launch guide has gone out window.

All around is change: just west along the Bandon Road, by Maher’s Lane, there’s a new cemetery just completed, and the same local authority has recently granted outline permission for a private medical complex, park and ride facility and new facilities for Enable Ireland across the Bandon Road at Garandarragh, where developers Rosridge Ltd also have plans for several hundred new homes.

The ground Mount Ibane occupies is currently zoned residential, and so this site may end up taking a larger density scheme of homes, or could even form part of a site assembly plan.

Rooms include dining room, sitting room, kitchen, self contained one-bed apartments and three first floor bedrooms plus bathroom.

“Significant future development has been proposed for the surrounding lands and this property is strategically poised to take full advantage of this development, subject to planning permission,” noted Mr Boyd.
