VIEWS, views and more views are the thing here — after all, in a county with more than enough renovated farmhouses, location becomes even more important.

And this house on the Beara side of Kenmare, at Tuosist, has views to burn Clonee lake, the McGillicuddy Reeks, as well as Kenmare Bay and the broad Atlantic.

Redesigned by an American architect, who chose the property for his retirement home, Derrylough is perfect as a principal or secondary residence, says Sean Daly of Kenmare. He gives a guide price of €575,000 for the four-bedroomed farmhouse which comes with a two-acre land belt.

As is usual with these properties, the sale also includes an old cow-shed and calf-shed, which could be converted to studio or guest accommodation. A separate fuel shed houses the oil burner.

Inside the main house, there's an open-plan living area with a sunroom that uses its picture windows to frame the views.

The lounge runs the length of the house and at 22' by 12' has a large, open fireplace with crane at the eastern end and a smaller one at the western end.

The kitchen is built in pine and comes with all the usual fittings: a terracotta tiled floor is laid and the ceiling has exposed beams.

Also included at this level is the master bedroom, which comes with a full bathroom.

The other three double bedrooms are on the upper floor and one is also en suite and there's a guest WC at ground floor level.

Situated on the Castletownbere road, the farmhouse is eight miles from Kenmare and has good pubs and restaurants nearby. All services are installed and heating is by oil.

John Daly of Sean Daly and Co is the agent to contact.
