IN the former village that is Sunday’s Well in Cork city, the news of a potential building site should cause a ripple in the very settled suburb.

Here, developer Pat Hegarty has long angled to get planning permission for student apartments in the teeth of local opposition, without success. Residents here tend to protect their patch.

This week’s new market entry, however, is a derelict site on the main Sunday’s Well road, a would be eye-sore that’s so overgrown with wild lilac, it’s almost attractive.

A bit like the secret garden, only a flaking old door gives an indication of its existence, and a couple of hops on the steps of Blair’s Hill might give you an indication of the size of the site. Map-wise, it’s 0.037 of an acre which means around 1,482 square feet, with the old house having a square footage of 1,500, according to its selling agent, Timothy Sullivan of Tim Sullivan and Associates.

Unusually for Cork properties, the site is going to auction on March 9 and Mr O’Sullivan gives wide parameters from his guide price.

Bidding could probably start at €90,000 and the house and site could make up to €140,000, depending on demand. It could sail way pass this amount, depending on the attitude taken by the planners.

Permission for a small development of apartments or a new dwelling house on site could see the bidding hit the roof.

The drawback here is that like many more houses in this zone, it’s impossible to park outside and there is no rear access yet, although pedestrian access is possible.

However, for all that, the location is quiet, south-facing and five minutes from town. And there is the prospect of a private house opposite the red sandstone and limestone edifice of St Vincent’s Church.
