The house, located inside the walls of Adare Manor has an asking price of €2.8 million.
Auctioneer Des O’Malley, of Sherry FitzGerald O’Malley, said as it is a new property the changes in stamp duty brought in by Finance Minister Brian Cowen will not make any significant difference to the purchaser.
Number 8 The Demesne is one of 19 exclusive properties in the Manor development.
Mr O’Malley said: “We have just put it on the market and already we have had some interest in it. The sites were sold for prices ranging from €650,000 to €1.5m. We sold the sites to the home owners. The person who built Number 8 is now selling as the house is completed. Some of the properties are in various stages of construction. These properties are resort living and the purchaser will be given access to membership of Adare Manor Hotel and Resort golf club. Each of the houses in the development has its own individual design.”
Number 8 The Demesne is on a half-acre site adjacent to the golf club, a short distance from the Adare private clinic being built on the Manor grounds.
